PATTA CHITTA
It is an legal document, which is also known as online patta. This online patta is issued by tamil nadu government on the name of original property owner. You can apply at district office of the tahsildar or you can apply online to get certified copy. 2015, the data of both these publications have been merged into single document, which are available in patta.
The citizens of tamil nadu can now view their chitta patta and adangel certificate online. They need to submit their proof of residency citizen ship certificate, ration card and information about their family members annual income. The sellar needs an authmetic &valid patta to have a property title. The buyer has to submit an application at their jurisdiction taluka office for transfer of patta on to the buyrs name.
What is Patta Chitta 2023:
Patta: a lands revenue record is known as “patta” . the government also issues it on the name of “record of rights” (ROR). The patta contains the following information such as ;

CHITTA: the chitta contains the information about dimensions, location and ownership of land property are included in the land revenue the village administrative officers keeps tracking these specifications including both wetlands and dry lands types.
From 2015, a single documents known as patta chitta contains all the land records of tamil nadu, have been replaced with these documents. The name patta was given for the document to establish a citizens legal ownership of that property. Since then the tamil nadu state government published the tamil nadu patta chitta land record the revenue department is responsible for the services provided.
The patta contains the following information;
The village name.
The disitrict thaluk name.
Owners name.
Subdivision numbr.
Servy name.
Information about wet lands(nanjai nilam)
Information about drylands (punjai nilam).

TYPES OF PATTA CHITTA
The various types of patta includes;
Those people who doesn’t have houses in their revenue community is known as naham patta.

HOW TO SUBMIT ONLINE APPLICATIONS FOR PAA CHITA:

Visit the patta chitta official website to acess the applications.
Select he view FMB&patta / chitta / TSLR extract.
Continue the application by entering the information such as : ward, survey number, taluk and village in the drop down menu all the district will be listed , with inception of mayiladuthurai, recent, 38th district in he state, which was announced in December 2020.
When you submit your application, an online certificate will be issued by the town survey land registrar with detailed information about you property.

NEEDS OF PATTA:
If there is any disagreements between the government and the landholder or any another landowner, then this patta serves as legal evidence of persons rightful land ownership.
If the government chooses to purchase the property (land), then the owner becomes eligible for compensation while selling the property, the online patta becomes crucial document.
The online patta document proves that the property is in possession, even though in cases of un-occupied plots.
PATTA CHITTA IMPORTANT POINTS:
Flats are not eligible for patta , only land is eligible for patta you may have land property for that apartment .
As, the land property on which the building apartments is situated is being shared amoung the various owners commonly named as (UDS )- undivided share, in this case the chitta patta is not granted.
HOW CAN I OBTAIN EC PATTA CHITTA ONLINR?
The EC patta chitta certificate is now available on the official website. The citizens of tamilnadu can access the official website of the department of survey and settlement to receive the online patta chitta certificate. The citizens can submit the online application for encumbrance certificate on the official website TNREGINET.
The encumbrance certificate is also known as villangam certificate, it is a document that helps in determining wheather the original owner or someone else of the land property has any authority on it. It records each &every transaction relating to the land property, which was recorded for a certain period of amount.
The official website of the survey department also offers e-services to the citizens of their state. Via computer, they can now acces the necessary information on their lands and home.

HOW TO MODIFY NAME IN DOCUMENT:
If anyone wants to change their names on the website, they cannot, it is possible only by visiting the tehsildlar’s office, which is an local asministration office.
The citizen should carry the encumbrance certificate, tax receipts selling deed and electricity bill, in case they are required. Complete the application form, have it signed and attach all the required documents with application payment receipts. It takes about 30-days to take effect on a new patta now, they have to visit the official website, using their application user ID , the users of tamil nadu can check their modified name status.
IS PATTA CHITTA NECESSARY TO SELL OR BUY A FLAT?
Chitta patta documents is necessary , when a transaction involving land. When working on a home project the construction builder must have this document. However, access to patta chitta document is not given to the individual buyers.

In 2018, the then chief minister EK palani swami introduced “AMMA E-services of land records” an android APP.
This APP has access to various other services, this APP enables the users to view their land records or patta chitta.
